The energy performance certificate is mandatory to sell or rent out any home or premises in Spain, and also to register a holiday home (vivienda vacacional, VV) in the Canaries. Without it you can't sign the contract or advertise the property on portals and platforms.

How long is the certificate valid?
10 years from registration, unless you carry out works that change the property's energy performance.
Are there fines for not having one?
Yes: selling or renting without a registered certificate, or advertising without the label, is a punishable offence. I register it correctly so there's no risk.
Does it work for holiday-home registration?
Yes, it's one of the documents the Canary Islands Government requires to register and renew a holiday home (VV).
How long does the visit take?
Usually under an hour for a typical home: I measure, photograph and record the data. Then I do the calculation and registration — nothing more needed from you.
